A freehold residential investment in Kent, pictured, is among 168 lots listed across southern England in the July auction by Clive Emson Auctioneers.

They include 41 Hedley Street, Maidstone, which comprises of nine flats generating £89,500 per annum and a guide price of £1.02 million to £1.05 million (lot 60).

James Emson, managing director, said: “At the start of 2025 many people predicted a tough year in the property market, but, thankfully, this has not been quite the case from our perspective.

“Our four auctions this year have seen some remarkable interest, excellent levels of legal pack requests and positive bidding, with many lots far exceeding the expectations of sellers – and us as auctioneers.

“These dynamics were reflected in the June auction, which raised £22m-plus for private, corporate and public body clients. Buyers set their sights on the long-term.”

Also in Kent, at the seaside town of Margate, a substantial freehold period property with planning permission for seven flats is guided at £650,000-plus (lot 126). The building is currently a 10-bedroom HMO.

With planning permission for residential conversion, a terraced commercial unit at Wellington Square, Hastings, East Sussex, has a guide price of £425,000 – £450,000 (lot 43) and is currently used as office space.

Around three acres of land at Crabbs Hill, Hatfield Peverel, Chelmsford, Essex, has a guide price of £160,000 – £170,000 (lot 27).

A mixed-use building in Lowestoft, Suffolk, has a guide price of £150,000 – £160,000 and is part let at £8,500 pa (lot 96).

In Berkshire, the former Red Lion pub at Mortimer West End, Reading, is guided at £350,00-plus (lot 102) and, in Hampshire, a two-bedroom house in the Southampton suburb of Bitterne is guided at £150,000 – £155,000 (lot 134).

In Basingstoke, Hampshire, a building wedged between two houses – and fittingly called The Wedge – is £120,000 – £130,000 (lot 70).

A traditional farmhouse, with barns and outbuildings, on a 2.5-acre plot at Chale Green, Ventnor, Isle of Wight, has a guide price of £595,000-plus and requires “improvement” (lot 53).

In residential Isleworth, West London, a plot of land is guided at £40,000 – £45,000 (lot 3); June’s auction saw a similar plot of land in Richmond-upon-Thames go for £35,250 in a bidding war.

Eleven garages in Epsom, Surrey, near the railway station, have a guide price of £95,000 – £98,000 (lot 5), with another six guided at £44,000 – £48,000 (lot 10).

A mid-terrace corner house in Winkleigh, Devon, with three bedrooms, is £80,000-plus (lot 124) and a two-bedroom terrace house in Penzance, Cornwall, is guided £130,000-plus (lot 166).

Chalked for improvement, a three-bedroom period cottage in Weston, Hitchin, Hertfordshire, has a guide price of £350,000 – £400,000 (lot 150).
